ARC Compliance

Dear Homeowner:

This is a friendly reminder that pursuant to the Declaration of Covenants and the written Guidelines for the Architectural Review Committee (hereinafter ARC) that all exterior modifications to your home must be submitted to the ARC for review and approval before you begin your project. Failure to do so could present problems for you in the future when you sell your home.

The Guidelines for Architectural Review set forth generally what meets the standards for exterior modifications for general landscaping and structures such as landscape walls, fences, decks, swing sets and accessory buildings, etc. Please review these Guidelines to make sure you are in compliance when making a submission.

You may fill out an Architectural Change Request Form from the Association’s website at www.governorsrun.org or by contacting any members of the ARC. You may also obtain the necessary forms from Residential Realty at (410) 654-4444. Please complete the Architectural Request Form for the exterior modifications and/or changes to your property and return it either to Residential Realty or a Committee member for review. You submission should include a copy of your property plat showing the location of the modification in relationship to your house and the property line. A letter from the ARC approving an application for exterior modification or change may be required to document Covenant compliance in connection with any future sale of your home. We have noted the following areas of concern in Governors Run:

Basketball Standards: The ARC in its written Guidelines permits the placement of portable basketball standards temporarily for use in driveways. The Guidelines provide when they are not in use that they be moved to the rear of the lot. They may not be permanently installed toward the front of the home and may not be erected under any circumstances in the street. They also must be used during reasonable times that are not disruptive to the neighbors.

Fencing in the Yards: Both the Covenants and the Guidelines prohibit placement of fencing in the front of homes. Further, landscape protection shall be minimally obtrusive as possible and no dimension shall be greater than 3/32″ thick and colored to blend with the landscaping

Building, Lawn and Landscaping Maintenance: It is recognized that recent rain fall levels have made it very difficult to maintain grass maintenance. However, lawns and landscaping must be properly maintained. Property must be free of construction debris, mulching bags, etc. Dead trees on your property must be removed and trees that have been pruned or cut down must be removed from the lot. Lawns should as reasonable as possible be free of clover and weeds. Weathered wood on housing structures that is either rotten or has weathered paint should be maintained. Additionally, we have noted mold buildup on the siding of some homes that must be power washed.

Unregistered vehicles: Motorized vehicles that require registration under the Maryland Transportation Code may not remain either on the Community streets or on a lot without current registration. They are subject to removal either by the appropriate county agency or by direction of the Board of Directors.

We would like to thank all residents for your compliance. The Board and all Association Committees have worked very hard to maintain the impeccable appearance of our Community. Please keep in mind that a well-maintained neighborhood will benefit everyone in the long run.

If you are in violation of the landscape fencing guideline, please take immediate action to correct the infraction.
